Argentines are buying more real estate in Uruguay

for better return (5% vs 1.5% in Buenos Aires) after the economy is getting worse. Many moved their dinero to Uruguay for more stable income, and less complicated situation, after Argentina raised personal asset tax by (up to) 0.75%. Usually what they are buying are under 200k US dollars .. according to a source in Japanese publication. Argentina is great at driving the money out of their own country.
 
To make it worse, the government is going to re-evaluate property tax, meaning tax will go up.
 
I believe Real estate prices in Uruguay are very overpriced and taxes are costs to maintain a property amongst the highest in Latin America . It makes much more sense to buy in Peru or Colombia for US$ 1,500 a metre in beautiful cities like Arequipa and Cusco Peru or Medellin Colombia . These three cities are also excellent for tourism giving you a plus on your rental yield .
 
You cant take the BuqueBus to Peru. Nor can you drive up for the weekend and sit on the beach. Uruguay is close, they speak the language (RioPlatanese) and sell familiar foods and brands. Argentines will always buy property there.
Its like telling people in LA- Dont buy a place in Malibu, its too expensive- instead it makes more sense to buy cheap land in Sicily. Or Peru.

Peru and Bolivia have been the best performing real estate markets in South America for the last few years . Intelligent argentinians are investing in these markets as the returns are much higher and prices much lower . Just common sense .Argentina up to 2018 was a excellent real estate market . Mendoza real estate prices climbed over 20% from 2017 to 2018 .
