"Temporary rentals in the City, which already concentrate 8% of the tourist accommodation offer, must be registered in an official register and have civil liability insurance, According to the norm approved 28/11 in the Buenos Aires Legislature. However, at the time of its sanction, the measure received strong criticism from tenants for considering that the law "is tailored to the Airbnb platform."

The new legislation, gives a one-year term to adapt, for the Rental platforms, that offer this type of accommodations Starting December 1, 2020, rentals will have to show the rental property number in the City registry.

The rental owners must inform the consortium(s) about the decision to offer these type of temporary rentals, and must contract “civil liability insurance, for damages that may occur to the property”.

Great, a failing economy, poor rates, a 15% capital gains tax, and increasingly additional regulation. This is exactly what Buenos Aires needs to ensure that absolutely no one wants to purchase real estate.

People thought the housing crash of 2001 was bad. Just wait until this evolves into a worse economy crisis and then you add the additional taxes / regulations. Will be fun times.

I worked in real estate here for many years and the current market is absolutely dead . What surprises me though is that so many property owners will not accept the new reality and still ask extreme prices for standard properties in good neighbourhoods . The real estate crash has just started by 2021 people will be so desperate to get hard currency properties will be much cheaper . If you have a rental property now just SELL before its too late
