Hi everyone! I'm in the process of buying a property in Capital Federal and I have been given a breakdown of the fees involved. I could use some insights from anyone familiar with these types of expenses. Here's what I'm being charged:

  • Transfer Tax: ARS 3,713,150.00
  • Original and Copy Stamps: ARS 44,600.00
  • Additional Deed Right for Onerous Act: ARS 85,000.00
  • Variable Amount Deed Right: ARS 22,000.00
  • Registration Fee for Purchase: ARS 212,180.00
  • Registration Forms: ARS 12,000.00
  • Annex to Registration Forms: ARS 3,000.00
  • Folder: ARS 1,500.00
  • Urgent Procedure Registration Right: ARS 37,500.00
  • AFIP-AGIP-UIF Forms: ARS 50,000.00
  • Notarial Contribution for Purchase: ARS 530,450.00
  • Purchase Fees (USD): $2,100
  • Total (ARS): 4,711,380.01
🤔 Do these fees look standard for property transactions in Argentina, or are there any that seem like unnecessary "junk" fees that might be inflating the notary's commission?

I appreciate any feedback or guidance you can provide to ensure I'm not overpaying for unnecessary charges.
 
looks like escibano itemizing instead of a percentage. when you add them up are they 3 percent of the transaction ?
 
No. Those are the closing costs. His fee is 1%, which is competitive. The Transfer tax goes to the government, the largest amount of 3.7 million. My concern is with the next 10 fees. Some look valid, and others just look like they are fees on top of the 1% agreed upon. Particularly the Notarial contribution for purchase.
 
20 years ago so keep that in mind. i thought i paid the escabano a flat 3 % and the realitor 4 %.
 
Hi, overall is like 10% of the real property price. But if you declare a lower value for the property, there could be an small discount. Realtor is like 4% could be more or a bit less. Escribano around 2% but there is a minumum fee so if the property is on the lower side, it will be higher in percentaje. About taxes, you don't have an exact amount untill you actually buy the property, as the tax is in pesos but the property is in us dollar. So you pay according to the dollar price (banco nacion). Everything else is in dollars unless specifically told otherways.
 
You are expected to pay 5% to Escribano.. say apartment cost is 100 k usd..his fees plus taxes will be 5000 and may be 500 more or less
