I'm trying to model expenses for renters in BA.

Does anyone have an idea of how much is ABL for for a 3 or 4 bedroom apartment in a nice neighborhood (Recoleta, Palermo, etc)? Is this cost typically paid by the renter or does the landlord pay for ABL?

Thanks,
Katy

My ABL was just over $600 pesos for 2008 (same as 2007) for a 73 sq mtr apartment (3 ambientes) in Recoleta. That was up from $200 in 2006. Less "upscale" barrios did not see as much an increase.

It is not typical to ask the renter to pay the ABL in addition to the rent in a short term lease (maximum six months).

I don´t know what it costs in Palermo but where I live I´ve always paid 15 pesos a month here in Once. If you get a normal lease the landlord will ask you to pay it, but not if its a short term/tourist rental.

$600 pesos for 73 meters in Recoleta is not bad. I'm surprised it's not around $1,000. Normal rental contracts (2 years with guarantors) require the renter to pay the ABL tax.
