hi, i'm close to buying a small apartment in buenos aires. Let's say for $100k USD worth.

Realtor fees are 4% = so 4000 USD.

I also read that there is escribano fee: 2%?

is that usually based off of the Purchase price(100k usd) or what they put in the declaration to the government on the sale price (so lets say 60k usd if both parties agree to put in the deed). What i've read is that people usually underreport the sale as to pay less tax?
Does the escribano also get USD ? or pesos at blue dollar rate?

am I looking at about 6%+ fee all in, in addition to the purchase price?

I recently bought a plot of land in the province which could be diferent, but our escribana calculated her fee off of the full price (not the discounted "documented" price) but she did want pesos not dollars.

As with everything in Argentina each escribano could play by different rules..

If I remember correctly it was around 2% for the escribana in my case.
 
I am pretty sure there are a variety of other small expenses, taxes, and handling fees. I think you should be prepared for more like 8% in total.
