Will be away so I''ll be renting out my apartment for long term through an agent girl I know. At first she said 10% commission monthly I pay for one year, tried to negotiate since I've seen much lower rates. Anyway signed the contract so she will find a tenant. Then realised I'll be away 2 years, told her that and she said the commission will be same as one month rent for 2 years. Now she said she found a person to rent for 1 year. She is asking me to pay 10% monthly. After a year, she will find others and I pay 10% commission again....isn't it sooo much? I told her it's double amount now and she is arguing. what do you think and suggest?

In the end, if she thinks she is the only one she can be firm. Realistically, 1 month a year is pretty standard globally I think for management fees. But that is more full service. if the tenant is going to be transferring the funds directly to you, then its likely much less for them to do. You can try checking with a few other agents, but you need to trust them also. You may also decide to do one year with her. But if the tenant is good and wants to renew, you may at that point do the renewal directly, and you can see how they are and whether you need an agent the second year.

If all she is doing is setting up the contract then offer her one month. If she is going to actually managing it in case things go wrong then she to like 8.33% (1 month annually). If not tell her you will get another agent.

At some point you have to be willing to walk away. Otherwise she has the leverage.
