If you share an apartment building with Airbnb Rentals...

Some builduings have regulated in the bylaws, the Airbnb temporary rental unit policies.
Firstly; temporary rentals should be for a minimum of no less than one week
Secondly; units can be rented max 6 months during a calendar year.

I had two Airnbs units next door and three more on the same floor, Elecronic locks are a nuisance tenants come in at all hours and the locks have voice commands like "Please try Again" or "the door is open" in the middle of the night... Also the rolling sound of the luggage wheels on the porcelanato floors is very annoying.

What a miserable situation. IMO, any owner renting their apartment via AirBnB is first and foremost seeking financial benefit (much the sacrifice of other owners) and I would say that the only response they will actually pay attention to would be a penalty to said benefit.

My only recommendation is to get approved in the owner association bylaws a penalty system whereby proven infractions are fined to the rental owner via their expensas. Noise complaints, lost keys, common space damage, etc would be examples. Installing a doorbell camera with app functionality could provide proof of noises outside of approved commerce hours for example. Argentina has strict privacy laws for cameras, so check what's allowed.
