Perm Office Options That Aren´t Areatres Or Urbanstation?

We are looking for a small office, one or two rooms, in San Telmo, Barracas, Monserrat (kind of want to stay out of the center). For 2-3 people. The problem is that some are like Urbanstation, very nice with everything included, but expensive (at least for a perm place that you can close the door). Others are not too expensive but you have to get the internet and telephone yourself, which can take 3 months.
Any suggestions? Office share?
We have no problem putting in furniture ourselves.

Just rent an apartment in a mixed use building. When I was apartment searching I went to see tons that had been previously used as offices. You can ask if there are already internet and phone connections, if there are, 3 months would be unbelievable. That is assuming of course you can use regular internet, if you need a dedicated fiber connection, yes it'll probably be a month at least.
