I was just reading some old posts regarding long term 24 month unfurnished rentals

I saw some posters have written that they pay the ABl and some have written that the owner pays.

what is the real deal?

It depends on the contract. Usually the tenant pays the ABL in 2 year contract but it isn't that much.
 
I beg to differ! ABL can be considerable, it all depends on the location and square footage of the property, and of course it has a tendency to go up by incredible amounts every year. So when you look at an apartment do clarify who will be paying it and how much the average bills have been in the past few months.
 
We pay it, but our neighbours next door don't (of course, different landlords).
 
I used to pay for the ABL when I rented but I know many landlords/ladies who pay it themselves.
 
My long term tenants pay it and YES it varies drastically depending on neighbourhood, size and AGE of building. Age plays a vital part!
 
Yo owner. Yesterday, I paid ABL $6930.53 for the year. Monthly would have been $679.46 or $699.84
