I am the owner. The property is already priced very very low for what it is. I would not have agreed to the deal if I had known it was going to be for more than one year. Now, with 30%/year, I will be getting even less over time. Next time I will ask for details.
I had a property manager who used the index that reflected (more or less accurately I gather) the index of inlation in recent months. I liked that.
My current manager surprised me this week when I learned my new contract has 15% every 6 months. I hadn´t heard about it, until after it had been...
Is there a standard method commonly used to calculate commercial rent increases ? I know of one property manager who used some index or something that supposedly roughly reflected actual inflation. Thanks !
We will see what happens, but Argentina is super affordable now, while having more going for it than most other parts of Latin America, in many ways. Spain sounds very good, but it´s much much much more expensive than Argentina now.
Yes, there are many affordable areas in USA. On the other hand, I could envision many, say, Canadians or Europeans, moving down partly to take advantage of much lower real estate values, either for rent or sale.
I am interested in the experiences of people who´ve sold their Argentine property while abroad ?
Were there any problems ? Was a power of attorney for some one in Argentina needed ? Thanks.
Does anyone know of a good, well established property management firm please ? I am thinking of a trust worthy firm used to
dealing with foreigners, such as Reynolds (except not Reynolds because I did very poorly years ago using them trying to
find tenants. The agents weren´t interested.)...

I gather that COVID has made short term rentals difficult, especially in strict buildings. I am open to a bank as a guarantor, which might be appealing to foreigners. I am thinking foreigners are more likely than locals to rent my apartment furnished and equipped, which would be a bonus for me.
I am very sorry to hear about your situation and about tenants who were barred from some rental buildings based on nationality, not on whether they had COVID. For months it was not possible to show my unit. I expect the building may require some kind of documentation regarding whether the...
One does not always make money on rentals. The rents have fallen but not my expenses as a landlord. Sometimes we win, sometimes we lose. Many are experiencing hard times now. It´s just part of life.
I have not stayed personally in the apartment for a number of years. I only had a noise problem once (minor) on a weekend when there was a small party above on a Saturday night, when the parents left the teeny boppers on their own. None of my tenants ever complained about noise- There is a gym...
