So I am back (in Canada) and would like to pay back for the good advice I got..
Advice #1.
Try to schedule flights to arrive early ~ 9-10 am, so if there is a problem with the apartment, the rental agency can find you a new one in the same day. (they have to contact the owner!)
Advice #2
Avoid rental of "internal" apartments unless you have detailed pictures (usually they are not available or not good enough to make a right decision) of the courtyard. You might find yourself living in an elevator shaft ;-(

After loosing nearly a week of my vacation to 2 failed aircon units (I am still negotiating a settlement with ByT) and staying a Microcentro (yes, Steve was right, living there sucks ;-o) and Recoleta, my recommendation is to stay in San Telmo on Balcarce street.
This is a "better" part of San Telmo.
The street is paved with cobblestones which deters traffic, except 5-7 pm rush hour traffic, and you are very close to Plaza Dorrego, Defensa Street, Paseo Colon transportation corridor, Naranja bike rental AND fresh breeze from the ocean!
