Bs As real estate in the future

Belgrano is a well established and consolidated neighborhood, I see no reason for values to go up in the best parts of it, but it's big and imo the cleaner, more residental, even more "American" counterpart to Recoleta.

If looking for properties that will go up in value I'd highly suggest the area that connects Palermo and Belgrano (historically not a good one), like along Juan B. Justo, Colegiales.
On the Northern side of Belgrano Nuñez offers a nice cheaper alternative with plenty construction going on including that new biggest mall (far enough, don't panick)
 
Respectfully, all the neighborhouds named are already growing in construction and price for years. Now the chance of good investment is south of the city and waiting pehaps 5 years for return.
