As previously posted in the craigslist ad for my house (which was only visible to those who clicked on the link in my forum posts), I am interested in subdividing my property and either selling the house or the lot next to it.

The 2484 mtr 2 lot next to my house is offered at $32,000. My house on 2916 mtrs 2 is priced at $128,000. I am also willing to sell my house for $64,000 but with a clause usufructo vitalicio which means I can stay in and have exclusive use of it as long as I live.* I will leave sufficient funds in my will for a full investigation if I die suddenly and there are suspicious circumstances. :p

At either price the buyer gets title in their name at the ecritura and I will pay the cost of subdividing the property.

If I sell the house at the $128K price I would like to live in it for one year while I build on the adjacent lot. During this time I would be willing to act as contractor (without charge) for any work desired by the buyer.

The cost of materials and labor could vary from $10-$30K, depending on how much work is desired. Prices for specific improvements will always be quoted in advance and guaranteed. The low figure would be enough to finish the existing construction and repaint the house inside and out. The high figure would turn the house into a polished gem, refurbish the outbuilding, and should also be sufficient to add a nice in the ground pileta.

If I only sell the lot I would also be happy to serve as contractor. I have plently of room in my house for the buyer to stay from time to time during construction. I have drawings for a three bedroom house, similar in style to mine, but with a more "practical" floorplan.

I can provide links to other properties in the area for price comparrisons. I love this area and have no desire to leave. I have the construction experience, energy, and desire to do the work.

I would also be happy to share my house (full or part time) with a woman (ranchera) who enjoys country living (gardening, horses, etc.). It does not have to be a romantic relationship. Adult children and friends would be welcome to visit. If she is in a position to buy the 2484 mtr 2 lot I would use a significant portion of those funds to convert the outbuilding into a stable and finish the construction at the rear of the house.

Perhaps that's a big fantasy, but it's the best one I've had in a long time. If I make her and/or her children my heirs perhaps it will fulfill or exceed all of hers. ;)

* How long will I live? I guess you could say that's the $64,000 dollar question. :rolleyes:

Any monies u leave behind will be divvied up amongst the corupt investigatora and you rdeath will never be solved , just like that fella in chaco , and the other one in santiago del estero.

Thanks for the observation Philip, but you really don't know me or anything about thea area where I am living. I've never liked a lot of people living close to me but I've always like the goods and services (including health care) that are offered in population centers.

In 2010, after four years in Buenos Aires I moved to a quinta in the south of Provincia Bs. As. I wanted to be far away from the potential "zone of chaos" of a metropolitan area of 13 million people. That included Pilar and the zona norte. I know a lawyer in the Capital who sold his house in Pilar five years ago because he couldn't deal with the commute and his car had been shot at a couple times when he got too close to one of the villas (the bad kind).

Though I wanted to live in the country, I wanted to be in a safe area, close to a city with good shopping, some entertainment options, high quality health care, and an airport with direct flights of about an hour to Capital Federal. I plan to visit Paris at least once more before I die.

This area is even safer than I hoped it would be and the people are nicer than I ever could imagine. My house is beautifly situated just one KM outside a tranquil Villa of 1500 inhabitants. The villa has more than a dozen shops and a number of services. The comiseria (police) is one KM from my house and they are on patrol every night. I have padlocks on the storage building, but the previous owner never used locks and never had anything stolen in over 30 years.

The commercial center of a "military" town of 75,000 is less than 10 minutes from the house and another city of over 350,000 is less than 20 minutes in the other direction. The people have been wonderful to me and I know all of the "right" people to get what I need or have work done. No one has overcharged me for anything. In fact I'm often surprised how little they do charge. I have more friends here than I did in CF...and I feel like I'm really living in Argentina!
 

By offering this deal, people would approach to you for the wrong reasons.


but if you still think of doing it, I strongly advice anybody to leave things through a trust agreement he trustees a montly income rather that leaving free disposal of the property, that agreement should includ a clause that in case of dubbious cause of death or accident everything would go to charity.

I think that Bill Gates was right when he decided to creat a trust for his children leaving them only part of his patrimony.

Argentinian law doesn't allow you to leave a will disposing of your property. I mean, you can do it, but it doesn't have legal value.
 
ASk Bajo_cero . You might be able to make a postmortem donation or a conditioned cession de derechos

If you are married, have children or dependents then the law limits the percentage of your estate that you may will elsewhere. That's not the same as 'doesn't have legal value.' I would give you an attribution for that but it came from proper, paid-for legal advice and you'd have to pay me first :p
 
Well, Im not married and I don't have any dependents. I could give the house to whomever I want tomorrow (with or without payment) and, with a clause usufructo vitalicio I could use the house until I die. I think this type of agreement is more common with grandparents (or parents) leaving their house to thier children or grandchildren. This way there can't be a dispute among siblings as who has the right to "inherit" the property. :cool:

I don't really expect anyone to pay me $64,000 for the property with a clause usufructo vitalicio and they knew they would not be able to take possesion without waiting a decade ot two (unless unless I had a terminal illness or they were homicidal). I just learned about it and thought I'd include it here to see what other members thought about it. I (seriously) dated a woman in Chicago who always insisted on paying half for everything. If I was still involved with her she would insist on paying for half of the value of the house if her name was going on the deed. Unfortuantely, she's a doctor and the pay scale for physicians in Argentina would never be attractive to her. Fortunatley, I have recovered form the open heart surgery she performed on me as she ended our relationship. She wasn't actually a trained heart surgeon...she just took a stab at mine. :D

I may never find an expat woman who wants to live with me here either. I just wanted to give it a shot before I take the plunge with an Argentine woman. Almost everyone I meet has a single, divorced, or widowed woman friend or relative they want to presentar as soon as they discover I'm living alone and am interested in a relationship. I don't mind having occasional house guests, but marrying a local would mean having a lot people coming and going on a daily basis and more than I would like sleeping over as well. ;)

I bought the property with the intention of subdividing it. After the lot next door is sold I will create a "lane" between the two properties that will lead to two more lots that are the same demensions as the two in front. The price of $32,000 for the lot compares quite favorably with other homesites in the area (by the meter) and my property is uinque. There are no houses within five hundred meters in front of or on either side of my house and I will only sell it to another expat. I don't want a local to buy it and build something shabby or use the property for weekend parties that go all night. The closest neighbors (behind me) are wonderfully quiet. :)

PS: There's wonderful, fresh roasted Brazilian coffee available here for 100 pesos a kilo (purchased in bulk).
