The apartment owners of my building, hopefully, will be rejoicing soon, as our feared and fearless portero will be leaving. His is taking our offer and will leave in a few months
It is my thinking that our 14 unit building doesn't need a live- in portero. Our current guy does almost nothing. Why should we pay someone to stay in a rent free apartment and watch television all day? Of course he gets a lot of benefits, at our expense.
I spoke with a neighbor, yesterday, who said that all buildings with more than 5 units must have a portero. A portero who comes to the building, everyday, would be fine, but not one who lives here. Perhaps we misunderstood each other?
I'm wondering if anyone lives in building with more than 5 units that doesn't have a live in portero?

The New Law calls for a full time Portero, finf the Law and read it!
 
I agree, that could happen. It might be cheaper, and less hassle to keep him on.

In our 10 unit apartment , we canned the portero a couple years ago. Great move. Expenses finally went down after we paid him off. Have a great gal who cleans and empties the trash , hands out the mail and such. She is the live in Portero in the next building. Aside from the security issue , which is dubious in itself as porteros are known for tipping off thieves , it has worked out fine. As for the "law" , it has always been my assumption , that they are intended to be broken , especially here in Argentina.
 
Our's is pretty good. Washes the front of the building, lobby, and elevator everyday except Sundays and all the holidays. And cleans the other floors maybe once a week. He smiles a lot. Takes out the garbage often. Our building is small, 13 apartments.
