Long Term Rental with Temporary Residence

It is generally a lot more expensive via AirBnb and I was looking to add some furniture (work from home) which you don´t have the option to with Airbnb.

No politicking here my friend I am just repeating what a local contact told me as to why the criteria for long term rentals are so high (even for locals). 3 security guarantee signatures backed with a salary is something I have not encountered before in many countries and I assume there has to be a good reason for that?
Its because the law makes it’s hard to remove people if they don’t pay, and practically impossible if they have kids. So renting out your place without a guarantee is risky for owners.

Airbnb, I feel, is actually one of the cheapest ways of renting if you consider the commission of a temporary rent or the 2 months seguro de caución and deposit that you most likely won’t get back. Obviously if you want to add furniture, you can’t.

But yeah, 2 year contract requires local income and, if you don’t have a guarantee, 2 months seguro de caución. So 4 months to move in. I just had a tolerate a high increase to renew because, while there are lots of cheaper monthly rents, by the time I took into the account the cost of moving, it worked out cheaper to stay.

It can be more expensive, owners will try anything, on the other hand you don’t have to pay anything upfront. And extra furniture? Talk to the owner. Rent for a few months, then make a longer term arrangement. Lots of us have been there.

You are not “my fren” and at this point I think we are familiar with the typical US discourse of “I heard that”, “someone told me”, to establish false deniability for statements that are actually yours.

We don’t actually have to have politics in absolutely every thread on the forum, so if you want to discuss apartment rentals, then why don’t you do just that?

I arrived here in 2017 and I don’t believe the rental situation was too much different from now.

Ok so there is an issue with laws to remove bad tenants this does make more sense now.

You could be right actually I just did a cost analysis of an AirBnb vs 2 year rental which was around $200 more per month but considering no headache dealing with Inmobilarias, documents and commissions and the interest on 4 months rent upfront.

We can agree to be two engineers against the world 😃. Just remember the world always wins and Argentina is not “many places” and you will save yourself a lot of angst.

There are lots of explicitly political threads on the forum and we can have a rematch there any time.

And why not talk to the apartment owners? It’s more effort, but not much in Argentina is simple. And AirBnB doesn’t make it simple by splattering you with SMS, emails, and messages. I don’t want to shill for AirBnB because they are fairly nasty but here, it has been the path of least resistance for us several times.don’t expect any of this to be easy.

My SIL was able to get a guarantor (via some insurance company if I recall correctly) for her rental in Recoleta a few years back, I can ask about the details.

Don't mind Frank. He probably just got triggered by the name Milton reminding him of the name of a locally well-known cloned dog whose owner Frank blames for freeing up the rental laws.

I'm in a similar situation and was able to find rental options by finding units posted in dollars on Zonaprop and then talking to the owners about my visa/foreign income situation through the rental agents. I found an owner willing to rent in three month contracts, paying three months up front each time in USD. Commission to the agent was 20% for the first year but we didn't have to pay a guarantor, and then after the first year we just continued on with the same arrangement we'd had the year before minus the agent commission. About to start year three in the same apartment.
