Looking for an apartment

We are currently living in an apartment which we rent through a temporary stay type agency. The rent was initially 1900 $USD p/m but after negotiations and my willingness to pay in advance, we managed to pay only 1250 %USD p/m. The contract is due to expire at the end of this month so we need to decide if we are going to pay upfront again or find somewhere else.

I was taking Spanish lessons in an apartment which was a studio, in a new building in P/Hollywood, The tenant was paying only 2000 peso p/month but she told me that these types of apartments are only available to Argentinians.

Does anyone know more about this?

Really just looking for somewhere two call home on a permanent basis, in P/hollywood in a new building. I am prepared to pay upfront 1 year if need be.

Hola Again....! Snowwhite.... Without a Local Garantia and a DNI one has few options.

However I was offered a nice 1 Bedroom unfurnished in Recoleta for 2,200 pesos for the first year, paying 16 months in advance on a 2 year contract..! 1 year rental(12 months) , plus 2 months commission, one month deposit , first month rental. Payable in pesos..!!:D Subject to approval by the owner. Second year subject to a 25 % increase

Its a new building so it comes without stove, frige, kitchen appliances,TV, cable TV or furniture, only hot water. You are looking at 7 to 10,000 pesos to furnish on a minimilistic way:)

Yes, it seems like this apartment you speak of would be rented under a contract that requires a "garantia" (ie generally in the form of a guarantee backed by property in Buenos Aires). Rent is considerably cheaper. My girlfriend is Argentine and this is our arrangement also. I think unless you have, or know some1 in Buenos Aires that can provide a garantia it wouldnt be possible.

If you are planning to pay up front, just be mindful of the price you are negotiating given there is inflation of 25% and thus you would effectively be paying significantly more by paying up front.
 
The Garantia provided by a property owner in B.A. is only a procedure, because to get a Court Order to excute the Guarantor's property to collect in case of non-payment is a Costly and lengthy process..!!
In a 2 year contract one can walk away after the 7th. month without a penalty.
The up front payment considering inflation is the Incentive for the lessor to lease without a Garantia.
Also as I hear a 2-year rental contract signed with a turista has no legal validity?

Yes but an apartment paid up front should be comparatively cheaper given we have 25% inflation, if not then you are effectively paying that much more (there abouts).

Yes it is a procedure, but you are not going to be able to rent an apartment at local prices without a garantia (well good luck). Up front payment may be an option to get local prices but unless you have a relationship, I dont think many property owners are going to go for that as a substitute, given all they would have is a deposit of 1,2 months to mitigate the risk of something going wrong / being damaged etc.

What are you talking about when you say 25% inflation?

If the landlord was to increase your rent 25% why would you not just find somewhere else?

In the last 20 mins of searching I must have found 200 in paermo hollywood/soho alone
 
Snow white.... Its a Buyers market .... you have the pan by the handle , I would offer the same amount $1250 p/m to renew payable in dollars, which She can go an sell in the blue market.... with a 30 % gain. Perhaps a few months in advance negotiable...!! Moving is a pain in the behind, all those hidden costs...!! for a family.

She can sell those Dollars on the 'blue market' if she is lucky enough to find it :)
 
Snowwhitebum, How big of an apartment are you looking for? I was staying in P/Hollywood two blocks from the Subte Carranza, One was a studio but a decent size and the other a one bedroom. The owner is a good guy, if you need his contact pm me and perhaps you can have a chat to him and organise something.
 
A 25% p.a price increase is fairly standard, to keep pace with inflation.

I agree with Rich One, moving is a hassle and if you are happy where you are I would try and stay there. Its probably also preferably from the owners point of view as its a hassle for them as well. If that price is okay, negotiate with the owner and try and maintain that price. Paying for a few months up front is not a bad idea in your situation.

She will be able to find the blue market, dont worry about that.
