Purchasing apartments near Retiro/Microcenter.

Good evening veteran expats.

I have already visited lovely BA couple of times. And come back this time to purchase an apartment to live couple of months (4-5) per year in the long run. Hoping the apartment to give some yield while i am not here as well. (Airbnb)

During my research I find apartments in Retiro neighborhood is what can fulfill my needs (not a basement floor/ natural light can get in) and what I can afford.
Yes there are many beautiful parks and feeling of safety in Recoleta/ Palermo Chico. But the prices are too high. The ones I can get there will be too small and windows will be looking only interior part of the building.

I love walking, I can walk Porto Medero or Recoleta Cemetery daily. For going out at night time spending 20 usd for uber after midnight couple of times a week seems nothing what you can get usd/m^2.

Am I pursuing a bad idea?🤔
My cognitive bias taking over and making me something that I might regret?

I am grateful if someone wants to share what they think about it.

How many apartments that fit your criteria did you find within those 3 blocks?
Are you sure you’re not wearing one of those ankle monitors with a 2-block perimeter?

No, I can move freely. Maybe too free that I can end up purchasing Uruguay or Brazil.
 
i totally recommend palermo zoologiccal. actually Palermo original.deals to be had a a foodie paradise. i have not put a cent into my place for 20 years. its a one bedroom and well furnished. includes tv’s in bedroom and living room. internet, dishwasher, washer/dryer, ceiling fans, a/c heat pump, big balcony with sheer and blackout curtains, 11th floor and its own floor. i paid 100,000 20 years ago. it was new at the time. never used airbnb always a realtor or word of mouth. except maintence on the appliances
 
I have had my art studio right in your zone for 6 years now, and have an apartment 2 blocks outside it. We love the neighborhood, and its been getting better every year, with new restaurants, more residents, and more art galleries and nightlife.
Great transportation right here, safe, a little less food shopping than, say, palermo, but its great.
What specific concerns did you have?

I agree that transportation is great in the area.
Safety is a big concern. I spend some time in the neighborhood. There is a difference between day and night.
Last 2 years I lived mostly in south of Brazil. Rio grande Sul. Nothing happened to me but I end up listening some bad stories and most of them happened in front of their building. While they are getting in or out. How people afraid of walking during night in Brazil.
What I love about BA is walkability. I am worried that living in the neighborhood might take that from me due to some criminal types nesting in the streets.
When it comes to capital appreciation of apartments . Do you have some guess for the future?

I agree that the area and the park is beutiful. And it would definitely worth it. You can get out of your door and you are in a great green zone. With trees and all people around doing sports, jogging , riding bike or taking a walk with their dog. It İs peaceful but still urban.🫡
100k usd 20 years ago probably worth 300-400k now. I looked for the area but couldn’t find any good listing that would worth(have a balcony or a window that have some view) and i could Afford.
I can choose plan c and skip the purchase now. work grind more and try again 2-3 years later. But I am having hard time to motivate to do so. I am getting close to 40. Never had the change to ownership of my own apartment. Always on short term rentals and work between. Mentally I am tough but seriously, I don’t know how long I will live or in a better way how many good years I have to enjoy)
 
my wife and I are in our 70s. we walk around the neighborhood at night all the time.
I would not say there is much in the way or "criminal types". I have lived in Buenos Aires a long time, and while there are phone snatchers, generally I find it far safer than US cities. My wife will walk at midnight without a blink.
I dont wear a gold watch, or flash expensive cameras around, but I wouldnt do that in Rome or LA, either.
Good apartments hold their value. In Retiro, that means buildings from the fifties or before, it means classic architecture and high ceilings.
Good bones, and you dont need to worry. I have seen that prices are going up- we sold our place in another barrio and bought at the end of January, and I see higher prices today around plaza san martin than at the first of the year.
It all depends on the building, the apartment, and the micro-location.
There is a police station on Suipacha a half block from Santa Fe, and the immediate area is always heavily policed.
If you are really worried, look near there.
