Time to move apartments in November

Yes there’s not a great choice, let’s face it if you had the money to buy a multi million dollar apartment why would you advertise it yourself?
Thought you wanted a house?

The realtors are pretty useless. They make one or two phonecalls to get a month's rent and try to screw you into paying a higher rent so they make more money. My first experience here with a realtor was terrible and I'm not using one for my second apt.

Also, I didn't know this but if you renew your lease with a property found through a realtor you owe the realtor the fee again! Wtf?

No. Just talk to landlord and keep the realtor out. Also as a renter basis new laws ( as applicable from August 20) , you owe no fees to agent any more
 
Why not just use Airbnb? Then you get direct contact with the owner usually
Its a good idea. I have used it to rent 2nd apartments in last few months, as a addition to my principal apartment. even paying in usd, pricing has been to my advantage. but it works for short term rentals..not for 3 year, unfurnished lease.
 
My approach is the following, though I do not know if it is the best one:

I would not ask someone to give a fixed discount on what they are asking, I would ask them how much discount they could give me and pay what they want. I will not just consider one place, I will consider a couple of places, be open about it and take the place that gives the best offer.

When you know the other party is more desperate than you, taking your time to come to an agreement also does wonders. The longer you wait, the better the deal they spontaneously offer you. (This only works in a bad housing market.)
 
I too will need a new apartment in November, though I am nowhere near the type of high-end property you're discussing. So far I have lived in Palermo Soho, Las Cañitas, and microcentro. I liked Palermo the best, microcentro the least. Cañas was nice, but loud and expensive, although proximity to the park for walks was great. What I'd really like is to find a place a bit north, Villa Urquiza, Villa Ortuzar, Agronomia (good luck!), or somewhere near there. Villa Pueyreddon would be OK, but there's no Subte. Nuñes is nice, but a bit too pricey for me.

Real estate agents here are scum, and I despise them with a passion. I had that experience of getting jacked up for another commission when renewing the lease, and then the woman was snotty and condescending to me on top of it.
