Time to move apartments in November

live in Las Cañitas now and would like to stay there it’s safe enough and close to parks. Neighbourhood has everything you need and there were some good bars and restaurants pre-covid. However prices are jacked up because a lot of embassy people live there.
I work away and the wife is in the apartment on her own for a month at a time so 24hr security is a must but that limits a lot which barrio you’re going to be in.
Perhaps we’ll move out of the city eventually but I quite like the city life for now. I have not real reason to be close to the city for work so we could live wherever we wanted.

Airbnb is a no go because I have my own furniture.
 
I too will need a new apartment in November, though I am nowhere near the type of high-end property you're discussing. So far I have lived in Palermo Soho, Las Cañitas, and microcentro. I liked Palermo the best, microcentro the least. Cañas was nice, but loud and expensive, although proximity to the park for walks was great. What I'd really like is to find a place a bit north, Villa Urquiza, Villa Ortuzar, Agronomia (good luck!), or somewhere near there. Villa Pueyreddon would be OK, but there's no Subte. Nuñes is nice, but a bit too pricey for me.

Real estate agents here are scum, and I despise them with a passion. I had that experience of getting jacked up for another commission when renewing the lease, and then the woman was snotty and condescending to me on top of it.

My first one tried to get me to pay her fee in dollars and if not I would have to pay in pesos plus 30 percent. I told her to go fuck herself and paid in pesos. I wish I could make that much money for literally 30 minutes of work. My lease was even handled by my relocation company so she literally did nothing and still had the balls to treat me like I just arrived to the country the day before. I had been here a year, I know these tricks.

I'm sure some of our members are Landlords, would like to hear how they plan to cover from inflation under the new rental laws..! Inflation in the near future will be hiper..! We all want to get a fair return for our assets..!

Absolutely. I found that these agents are really snotty and condescending. Its like when you reject a price, they make faces as if you are lowest scum on planet trying to go to the moon. And then onwards, they start talking very rudely.
 
The choice of Barrio is optional but the 24 hour security building is not an option..! It's your life insurance , pay a few hundred dollars more to save your life and belongings.

Not sure 24hr security is as life or death as that. millions live without 24hr security but there is a slim chance that someone may enter your apartment which would obviously be a very frightening thing. However I’d say if you follow reasonable precautions you would have quite a low chance of being burgled, or worse. Having said that I do know several people who have themselves either been robbed or express kidnapped and I can’t say the same thing about people I know back home.
 
I have been living in 2 apartments for past few months. One of them is VERY HIGH SECURITY, with 4 porteros 24/7. Even a bird has to take permission from them, before it can land down on the building.Its like a high end Jail with mind boggling charges per month for building facilities.

My 2nd apartment is a down trodden shady building with zero portero 24/7. Self entry..self exit with a key. I found it much better .. Lots of privacy and more control. A lot depends on the neighbors as well. For example, once I was exiting. A woman told me to let her enter as its too cold and she is waiting to be received. I said "No way": You will wait outside till you are. received. If everyone does this due diligence, it will be best for any building. All buildings have stopped the facility of buzzing in anyone from your house. You must go down to receive them.
