Can I sue my inmobiliaria

Today first time I heard from them. Just "Hola como estas". Nothing else. As if they don´t know I have no place as of March 31st. Did not respond.
Starting to think 2 possibilities. Either they play some sort of game. Or planing on doing something bad.
I feel betrayed they put me to sleep (4 months they have been promising new lease). My one week search on my own did not pan out so far.

Feel like not responding ever to idiotic "Hola como estas". Seems now things are heading to my worst fears. Feel like staying put after March 31st and not vacating on time. March (last month) was paid in advance at the beginning of the contract.

What a lousy situation to be in. Hope I don´t get in trouble. I have been ambushed into this situation. Or am I being unreasonable in my thoughts? Thinking of Defensa de Consumedor. ( if I get in trouble, I want them to get in trouble too)

What you are thinking about doing by noot vacating the property is illegal, they are, on the other hand acting according to the law. Read the law. Also if you are somewhat friends with the realtors and landlord as you stated in yotur OP it might be best to have a friendly open conversation to sort it out.
 
Again, this registration of rental contracts is NOT something new. It's preexistant. The new shitty law that is pushing owners to the Dark Side is the fuzz.
Your soon to expire contract might or might not be registered but it should, providing the owner declares the property as a rental every year. That is currently a grey area.
So, if things continue in the current course, you might find yourself in the same location (if you wish to remain), with a rise on the price and a verval agreement or an undeclared contract.

I was taught early in life that a private contract is an agreemt t between two parties.
The government getting in the middle and making things difficult for both parties is not part of the definition.

One thing I am hearing from some owners is that they suspect this month there may be a change or clarification to the new laws (not to do with the declarations but with the all important adjustments to keep up with inflation and some other tax implications) Hence some are holding off signing new contracts until there is more clarity or may prefer to extend contracts on a temporary basis until such time as better terms or solutions are apparent.

No owner really wants to jump into a 3 year contract with terms dictated by this government right now. So I wouldn’t take any of this behavior personally... just Argentines doing what they do best... keeping the ball in the air for as long as they can while they make up their minds as to what way they are going to kick it. Either way, I suspect you probably still feature in that picture or they would have made it clear they expect the keys back at the end of the month ... they are just figuring out how to keep you part of it. Just go back to their message and ask what’s up with the renewal - the last minute nature also gives you leverage as if you need to “think about it” / “negotiate” you can try and draw it out over time while you make other arrangements if their terms really are unacceptable. Don’t stress the contract part at the moment. Your money is all they really care about at the end of the day.

Is the current contract tied to the dollar, be it blue rate or actual bills?
