When you talk to the accountant, expect the answer to go something like this:
- As you know, as a non-tax resident, you will have to pay tax on the value on December 31 of each year of your in-Argentina assets (i.e., your apartment). If you bought the property during the month of December 2024, you owe an amount based on the apartment's value at 31 December 2024 (this payment was due in mid-2025), and by late July this year (or right now, if you like) you should pay again for the value of the property on 31 December 2025.
- The current government has increased the tax-free threshold to a quite high amount (384,000,000 pesos currently, I think); however, as in many other countries, Argentina does not extend tax-free thresholds to non-tax residents. So the accountant will calculate the tax payable (0.05% of whatever the apartment's value is calculated to be) from the first peso of value.
- The other wrinkle is that you will need to identify to your accountant an Argentine tax resident willing to be your sustituto responsable to pay the tax for you.
(A long-time contributor to this forum will tell you that when he first bought an apartment in the late 2000s, nobody told him that the tax existed and he didn't pay it for years until he went to sell the property, at which time he discovered the debt and settled it in order to be allowed to sell. It's quite possible that other non-tax resident foreigners own property here and don't know about or bother to pay the tax.)
