According to Invecq Consulting firm, investing in parking lots makes more financial sense. Each day when I pass by every full parking lot, I am wondering about the same thing. Right now, the return rate of apartment is only 2% with high building expenses and fees, however the return of parking lot is 5-8%, and more surprisingly, the purchase price is cheaper. The average apartment is BsAs is 90k US while the average parking lot is 24k, and it's much easier to sell a parking lot. I am wondering where you buy can them, I have never seen a for sale sign at a parking lot.

Also the middle class real estate market is still depressing, but the high end apt like the ones on Libertado starts to sell better, the people with more $ have more freedom. I am not sure if this is similar to US RE market. The richer people seem to be very hopeful that better times are ahead.
 
for 24k I'm assuming they're talking about parking spots in newly constructed apartment buildings.
 
The best real estate deal here is building parking garages. You can build a parking space for $5000 USD in an above ground garage. Once built you sell it for $25-30k. Also, construction is very fast. It's 100% concrete, so 1 month per level. No complicated plumbing or electric, etc. The big variable is the cost of the land. Underground garages cost a lot more due to the excavations.

I've been toying with the idea of building a parking garage for a while now. Haven't found any good lots yet though for a reasonable price.
 
Yes don' confuse parking LOTS and parking spaces -- a parking space is anywhere between US$18k and US$40k. A parking lot you'd be looking at about US$200k minimum in capital for the terreno on which to build one.

Plenty of cocheras to sell, the net return does not exceed 2.7% p.a. with a 12 peso dollar.

however the investment need to come thru official banking channels at $9 peso per dollar! or 3.6% p.a.

A friend in Madrid made a lot of cash from parking places.

he started with 20 and had about 400 the last time I heard

All legal , all monthly contract .

The beauty of parking spaces is if they dont pay , you clamp the car ( more or less legal in Spain)

Much better than trying to evict a family with kids from an apartment
