Just a note, it's not so much trying to get you out of their unit that they put such high income requirements. It's that they can only sue you for back-owed rent if you are an argentine resident, and they can only garnish wages that are earned from an Argentine employer. So when you come in as a non-resident or even temporary resident, with no domestic wages it already established virtually no legal recourse for recovering unpaid rent. This is why paying rent in advance is often a way around this.

Evicting an Argentine citizen can take some time, in the case of a minor resident or a handicapped tenant , etc.
 
Why AirBnB monthly? We (and others) have rented apartments via AirBnB for 6-12 months. Some owners like the predictability.

I don't think OP is trolling.
BA is extremely difficult to rent especially if you're a total foreigner who just starting life here, at least with great disadvantage.

You know you can only cure a disease if you're willing to see a doctor.
I think OP wants Argentina be a better place, we shouldn't accuse people 'trolling' as for manner and respect.

The SIL's last contact with them was in 2022, so I don't think any more details from that time would be relevant now. It seems to have worked out quite well for her, she didn't mention any problems.
 
Hello Everyone nice to meet you!

I am in Buenos Aires and looking to find some longish term accommodation in a desirable area (Botanico, Las Cañitas, Belgrano) but after some research and initial consultation with the real estate companies it seems they need a security Guarantee for 2 year rentals on top of proof of income and security deposits etc.

I don't have an issue with the deposits and couple months advance rent but would like to ask how others are able to deal with the guarantee requirement and also just in general how are people with temp residence managing to get decent long term accommodation.

The problem with the online guarantee providers is that they require the rent to income monthly % to be NO MORE THAN 30% which is a bit ridiculous since a $1,500 apartment would require a min monthly income of $5,000.

There are some realtor working for expats mainly, and they usually only require one month of deposit, no Argentinian BS at all.
Anyway, $1500 dollar for an apartment, it must be fancy, like a three bedroom.

Yes eventually I found temporary agency which seemed more aimed at expats and was a little more expensive but now I have the contact of the owner and if everything goes smooth I can renew directly cutting out the high commissions. To be honest it did feel more secure using the agency as they did a good job with the details and going direct obviously has its risks.

About the price it seems like it is the going rate in a nice area with some amenities like gym, pool sauna balcony etc I struggled to find anything cheaper with all the attributes I desired.
