Is this a joke? Nobody is buying nothing, so everything is available. If I was you, I would rent until prices go down. If you still want to buy and can get a hold of dollars or euros, make sure you buy something reasonable prices in pesos

I also must disagree with you Nikad as there are most definitely people who are buying. I personally know multiple people who have purchased properties this year. Right now is actually a good time to buy as many sellers are willing to discount their properties anywhere from 10 to 20%.

There are many people here who have dollars. Remember that Argentines hold over $50 billion in dollars. If we believe that the inflation here will continue then it stands to reason that overall prices will not decline over time, just the opposite. Personally, I believe that property is one of the best hedges against inflation as has been evidenced here for many decades.

Prices are going down, but I would wait a little more, clearly they will go down a lot more. (Lets say one-two years, even more, when the recession begins). If we have another 2001 prices will go down like 70%-80%!!
 
I wish you're right Matiasba, but people have been saying prices would be drop for the last few years and a recession is coming but nothing happened so far: prices don't drop, I'm still amazed how much people are asking for their crap flat here (today I read at a site: 160.000 us $ for a 60 m2 awful flat)...
I'm still looking, my max is 120.000, for at least 45m2 but nothing found yet. :-(

i dont know what are you looking for, but I tell you my department that I bought in 2011, increased its value (like 20%) in 2012 and now has decreased a little.
I paid 80k in 2011 for a 40sq meters in Recoleta, I remodeled (+10k) and went to 120k in 2012 (2 inmobiliarias said so) now its between 105 and 110, not more...

I got a good laugh from your post...I remember my first real estate search here and the shock of some of the places I saw - mold and paint flaking off walls.... tile cracked or missing, windows cracked ... and also being told that the owners rip everything out of the apartment like lights heating air or anything.. it was a real wake up and lesson learned for me..... keep looking.... you will find something... try to buy from an expat if possible.... my first place was like this... and it worked better since they were leaving the country.. and didnt want to rip out lights and destroy the place. good luck...
 
Remember to write into the contract that everything that is attached to the walls stays with the apartment or is repaired. Be sure to include (and list them specifically) lights, heaters, etc. And do a walk-thru prior to signing the closing papers. You need to agree to this when you make the initial offer.
Good luck, people will tell you that it is not done this way in BsAs, and you won't be able to do it, you can!

indeed Argsteve and tom, I wonder why but people here seem to treat their properties with no love at all. OK, there's no Ikea here but the furniture is more than awful here and -worse- the status of the walls, entrances, toilet, kitchen, simply awful. I only saw so far only one interesting flat, with enough sunlight, enough (45m2) space, good location but I discover there was a brothel right in the next flat, no more than 1,5 meters from my door, with all the rough things that it means.
I'm still wondering how sellers here can ask so much money for studios of only 20m2, or properties falling apart, or in the middle of nowhere. Sense of reality is far away.
Maybe it's common sense here not to put some love into the place you're living in. Indeed, I guess I'll end buying a property of an expat.
 
Keep looking, there are nice places out there. You just have not seen it yet.
