Question Re Property Mgmt. Fees

I´m not sure whether this is the correct thread. What fee
structures do B A property managers generally charge owners for residential or
commercial rental properties, please ?

Do they charge by the square meter, a percentage of the gross rent, a flat fee,
a flat fee minimum plus % of rent ? Or is there a standard fee structure ?

It depends on what type of property you are referring to. Building managers (called administradores) generally charge a monthly fee based on the number of units in the building and how many employees that building has. In the case of managing individual apartments for owners, they generally charge between 5% and 10% per month of the gross rent.
 
For the properties that I manage I have one rate for Studio's/1 and 2-bedrooms and another rate for 3-bedrooms and larger (apartments). If it is a house we'd need to see it. Leasing is a separate operation. Usually, the property manager will take a % of the rentals that he/she gets for you.

I am sure you realize that nobody should or would work for free. Even if there is no rent being paid, the property still needs someone to pay the bills, maintenance, etc. If you just want someone to look after a property for you, depending on how much actual work is involved, then I am sure you can negotiate a flat fee with them. If a property manager has been managing a rented property for you and has been earning a percentage of the rent that was paid for a while and then that property becomes unoccupied, I am sure that if it was for a month or two they may not charge you for those months, but after that it's not fair for them not to receive compensation, remember you hire them to perform a service for a fee a property manager is not a business partner. If you treat them that way guaranteed you will have problems.

some large Buenos Aires real estate firms, but haven´t received replies. I don´t know whether
they´re not taking on new clients now, or just don´t email much.

Thank you for your mention Paul. Actually don't be too surprised at property management companies not answering your e-mails. Most are notorious for not following up even when you are their client. I would try a phone call and see if that gets you results. I have a property rented and the management company is useless, however they collect the rent and deal with the tenant when necessary, something that I don't want to do. The only time the property manager answers my e-mails is when I .cc the owner of the company and even then sometimes she doesn't. She does take my phone calls though.
 
Has anyone had any experience working with "Oasis", either as a renter or as an owner? They are expat run and i'm thinking of doing business with them. love to hear your thoughts.
