If you talk to peope who rent to expats they will tell you that rentals are down quite a lot. I think it's obvious that there are fewer Europeans and Americans but definitely more Colombians, other Latin Ameicans and Africans , so in that sense BA is more "international". Just not affluent international like New York and London.

The blue rate has not helped matters. Most people don't want to change money illegally or have to pay cash all the time. If you use international cards the city is not so cheap. Also The reciprocity fee discourages visitors.

Anyway any expat who is happy as things are and has enough money to afford BA is in a good position. I am happy for you.

Yesterday I met a *immobilario*. Very honest woman. We had a deep discussion. She said that high end apartments with rents ranging upwards of 17000 pesos a month are lying vacant for month or even a year. The owners are unwilling to lower the rent and their are no takers for expensive apartments. However, those owners are rich people and they rather keep the apartment empty than rent it cheaper.
