I'll be a wee bit cynical - if all the properties you've seen in your price range are already taken - there may be a reason. Bait and switch. They get you in the door and then are showing you apts at 65 or 75K.

Hopefully that's not the case -here though. Good luck to you.

PS My only other caution is that if you are planning on renting to foreigners, that the vast majority of them will want to live in Palermo, Recoleta, etc. You may have a tough time renting in a neighborhood off the beaten path.
 
Quick update - we just purchased a beautiful little studio apartment in Palermo Soho for just under $50k. We sure had to dig but there are some hidden gems out there.

The tasador checked the place out and said we are getting a fantastic deal. Hardly any repairs are needed, so it looks like we'll be able to start renting the place out in no time.

And are you factoring in the closing costs into your $ 50K ?
 
Thanks! Yes, all closing costs are included in that number.

It is 25 sq meters, not including the spacious patio interno. The building is 40 years old but in excellent condition. The apartment itself has been fully renovated (new plumbing, new bathroom and kitchen, etc).
 
Coming from experience that does sound like an amazing deal. What are the cross streets?

It is a good deal for the neighbourhood and I live 2 blocks from there and know this location well.
Prices do depend on many factors is the uncovered metres part of the title deed or common area ?
How many metres are on the title deed in total?
Is it one flight up of stairs ?

US $ 2000 a metre for a studio is reasonable if all the metres are declared and if the building has no juicios pending. There are many cases that people sell quickly for this reason and before you jump up in excitement a good escribano must do his due dilligence first.

Make sure that your reserve is ad referendum based on these points.
 
She said just under 50K and that was factoring in closing costs which run between 6-8%. So she paid more like $ 1800 usd a sq meter.

That's a great deal for Palermo Soho. It sounds like she lucked out and had a really motivated seller.
