Hi Jimbob. Things have changed dramatically since December 2023....With the Frozen/falling dollar. Many/My landlord(s) prefer pesos and IPC index adjustment every month/quarter. The dollar isn't a good savings refuge NOW. Is behind the Local inflation.

The paying in $$$'s was with reference to buying power and reducing asking price for the apartment/house itself and not with regards to expenses. Which you are right is almost exclusively in pesos in my experience over the last five years of renting here.

I was referring to Rental asking price, NOT expensas.

Ahh ok, thats the confusion then. I was replying to the OP who was talking about buying prices of apartments and not rental.

Hi all! Reopening this thread, as I am unsure I understood correctly.

I'm looking at Zonaprop for apartments to rent (not buy). I find the expenses extremely high and not sure I understand why condo fees would be on the renter to pay and not the owner.

For instance, I found a great studio at US$800 but the expenses are listed as 380,000 pesos. Does that mean I'd have to pay an extra ~US$380 monthly, almost half of the rent, for expenses?

Yes,ordinary expenses are passed on to the renter.

The tenant must pay in addition to the Expensas, the water, electric, gas plus cable and TV bills

Interesting. A great market to be a landlord more than a tenant, it seems (rules are the other way around in Canada, owners are liable for the equivalent of Expensas).
