not really. too many empty properties right now. issue is that they dont trust no one..but its the argentines who are the problematic tenants not the foreigners.

I did pay 3 months "garantía" before. It stipulated in the contract. But still was much smaller sum.

Yes.
But then I can pay only first and last (not the whole 12 month).

Paying the 12 month in advance is to avoid paying third party seguro caución (an additional cost to me)
