I am not saying you are incapable of doing anything you want to do.
Merely trying to point out that Florida real estate has been a very volatile gamble for over 100 years, and long distance investing in someplace you dont know well can be quite risky.

Buy quality, it will always go up.
Florida, on the other hand, always crashes sooner or later- its historical fact, repeated again and again.

But its your money, put it where you want.
I am a very conservative investor.
 
Personally, I would never own rental property that isnt close enough for me to deal with problems.
As I said earlier, all kinds of things happen with rentals. And if you arent there to deal with them right away, they can get expensive fast.

I am not a big gambler- I dont play the market, or go to casinos. My retirement money is in low interest, but very safe bonds, and in blue chip stocks- I own a bit of Honda, and Toyota, for example- I will not get rich on em, but they wont go broke next week, either. (in the USA, social security, the government retirement payments, are pretty small- most people must save, and invest, on their own, if they hope to eat better meals than canned dog food when they are old)

This is a pretty terrible time for small investors, globally- interest rates for safe things are low, and the big dogs manipulate most markets, and charge huge transaction fees for small investors.
Its a tough time to figure out where to park money, to make anything at all.

The essence of investment is the management of risk times how much stomach lining you can afford. If you can tolerate the risks then the rewards will follow. I bought 3 properties in Newport beach CA 25 years ago and still own them along with my main residence [they provide me with massive leverage]. I supposed that I could lay awake at night worrying about earthquakes and tsunamis. I don't. Conversely, I wouldn't touch the stock market with a 10 foot pole right now. It's pure sucker bait.

We aren't discussing stock. We began by discussing property investment. Let's stay on the same page.

Read what Ries-san wrote, so have posted to that one topic. IMO...
But the real estate is an excellent investment. I bought at around
US$90~100 per sq ft, now is valued arounds US$475~500.00 can't complain on that!

I dont see how you can invest in Newport Beach, and call it "risk".
Thats as blue chip as it gets, in real estate.
Now if you were buying land in San Berdoo, THAT would be risk.
I actually bought property in Inglewood 25 years ago, and came out of that just fine, made money and used the building in the interim.
But I certainly wouldnt recommend that to someone who didnt know LA pretty well.

But you are basically re-afirming what I said about Real Estate-
Which is, be aware of what your own personal feelings about risk are
Learn the area you want to invest in
Research the actual costs of ownership in that area- which vary wildly, within the USA, and around the world.

Then decide if its right for you.
