Rentista Questions: Address, Proof of Income, etc

Hello, I'm new to the forum & I've learned a lot already... thanks for all the great info!
So, I've had several longer stays in Buenos Aires, and would like to obtain citizenship or permanent residency in Argentina with my husband. We’re planning to come to Argentina next January & rent an AirBnB for about 5 months, then leave for about 3-4 months to get all our documents together, and then apply for a rentista visa once we return to Argentina.

-Will overstaying our tourist visa a few months earlier have any effect on our application for the rentista visa? Is there a limit to the amount of time you can overstay your tourist visa without having additional complications or fines?

-If we started the rentista application right away when we come in January, it says we need an address in Argentina to apply for the rentista visa. If we rent an AirBnB for 3 - 6 months until we find a more permanent solution, is that OK, or do we need to have a lease for the applicatiion? Or would it be simpler to have a friend who is a permanent resident here write a letter saying I can stay with her?

-An immigration lawyer told me annual dividends from an LLC are OK as proof of passive income, if I have a letter from my CPA stating I receive annual dividends of more than 24K, and a bank statement showing the dividends coming from my LLC, and a certificate of good standing for my LLC. I read elsewhere that the dividends must be monthly. Are annual dividends from an LLC ok as proof of passive income OR do the dividends need to be monthly? If monthly, how many months of bank statements should I submit? If the dividends are monthly, do I still need a letter from my CPA or will the bank statements be sufficient?

Overstaying the tourist visa shouldn't be an issue.
Having a more stable address before you apply would make things easier down the line, but you should be able to use whatever address you're staying at.
We provided a letter from a CPA that stated the LLC provides at least $2k per family member per month in dividends on average -- I'm not sure if that much is necessary, or if the letter is necessary.

You might want to work with an attorney on this. I'm not saying it's impossible to get rentista on your own, but our decision was hung up in bureaucratic purgatory for a while and needed to have the lawyer's office issue a formal demand for a decision.
