Xmas Rental Nightmare - Advice Please - Where To From Here ?

PS My partner has two garantias - but they are in provincia so she can't use them - she also has one here in capital and the lady is extremely wealthy - but for some weird reason I don't understand her garantia is also not accepted - its quite beyond me - but bottom line, to all intents and purposes we are sin garantia... That is why we are going through this hell now apparently...
well then technically you dont have a garantia. and if it cant be used its one of two reasons, the most common one is the property is already being used as a garantia on another apartment. Or the property is registered as a bien de familia and cant be used. It can also be an usufructo status, which makes it harder to use. But just to be clear, if none of the garantias you have been offered can be used as garantias, then you dont have a garantia.
 
Yes - franksredhots - sadly this is true... Which is why we are basically back to square one - although my partner has been busy on the internet and phone today and has a few more places lined up for tomorrow (sin garantia of course) and it sounds like in each case they are prepared to put in a clause to say renewable by us for 2 years or more - so that is SOMETHING at least - in each case more expensive than we are paying now but based on what the market looks like at the moment I think they are as good a deal as we are going to find - apparently the influx of overseas students is on now and despegar.com is busy hassling all the rental agencies for apartments they can put 2 or 3 students in each etc. So, timing wise also, we are up against it...
 
Good luck with your search. There are literally thousands of available properties in Buenos Aires. I am sure you will find a nice one. And no matter what it will be an upgrade at least as far as landlords are concerned.
 
You got that in one my friend - totally :) I'm hopeful that by this time tomorrow we have it done and dusted :) Well, at least the apartment organized - then even the shift will feel more tolerable...
 
Guys - probably time for me to give you all a bit of an update - I'm still not naming names JUST yet - but I promise that will happen within the next few days... As of tomorrow we are moving out so that I get my 6500 peso deposit back - before she disappeared with her tail between her legs the landlady from hell also ''refunded'' half of the months rent - tomorrow as long as the apartment looks okay I get my 6500 in my hands... The rental office is absolutely disgusted with this woman and are going to refuse to do business with her again - apparently we are not the first victims - in the middle of all of this THEY have actually hopped in and tried to do the right thing. They are paying for the truck for us to move out into a temporary rental apartment in Alto Palermo which is apparently really nice - sadly we CAN'T just move straight into the new apartment because its having a major refit that will not be finished until the end of the month - but without us having to pay anything extra we are basically staying in the temporary apartment for free (its also owned by the new landlady). Apparently the boys in the rental agency matched us up with her - they sold us to her as their best customers and she is apparently their best rental client (she has about 10 apartments with them). She WANTS long term tenants - and so sin garantia we will have this apartment (the one we are moving to long term in Belgrano) on a 6 month contract still but the contract stipulating specifically that we can renew as often as we like - the landlady has made it clear that she is happy for us to stay 2 years or 3 or whatever...

So - MAJOR pain in the butt having to move twice of course - but the guys in the rental office have foregone some of their fees and bent over backwards to make this work - and apparently the landlady from hell is not just going to be exposed by me - they are going to have a go at her as well...

Anyway - I'm in the middle of packing so I suppose I better get back to it...

Just thought you would all like an update on our situation...
 
PS In the next update I'll hopefully be able to not only provide the names and details of the scumbag landords/landladies from hell myself and my partner have had to deal with over the last 4 years (and in the process maybe even save one of you guys here on BA Expats from being caught/becoming their next victim) but also be able to provide contact details for the guys in our rental office (who I really feel I should recommend because they are doing everything they can to look after us and make things right) and also the removalist outfit we have been using today - a guy called Nelson (he doesn't speak more than a few words of English but he and his guys are also excellent - and about HALF the price of the big companies...) Anyway - this apartment is just about empty now - apart from bags and computer gear to be disconnected for our move into the temporary apartment later tonight but I thought I'd do a mini update... Its a disaster for me, my partner and her daughter in one way - all three of us work long hours and having to shift twice in one month is going to be absolute hell - but at least we have some good people helping us and it looks like the final result is going to be much better for us - the long term rental we want in an apartment that will be ''like new'' (its really really nice) and with a landlady who is not a complete bitch or liar - so it DOES (at this stage) look like there is a happy ending to the story :) PS If ANY of you are looking at moving into a new rental apartment in Recoleta - and it just ''happens'' to be on Paraguay - maybe just send me a private message - ''just in case''... As I said before there will be a Brazilian family holidaying in this apartment for the next two weeks or so but I am *sure* that the landlady from hell (who has this apartment listed with at least 10 different companies I think) will already be expecting these companies to find her next victims for her - both myself and my partner were just utterly disgusted this morning to get a call from here (BA) from the wife of the Brazilian family who are coming here - THEY wanted (and had been told by the landlady from hell) that they could MOVE IN TODAY (?????!!!!!) (Obviously they have just flown in/arrived...) Our contract is not even over until tomorrow - and the ''lady'' has obviously told them just call up and make sure we are gone and then move in early if you like - my partner does not speak much Portuguese and it was an absolute pain with the removalists arriving at the same time but between myself and her and using a mixture of Spanish, English and Portuguese we managed to explain to the new tenants that we are still here and in the process of moving our stuff out but that by tomorrow they would be able to move in...

Absolutely UNBELIEVABLE this woman - SHE takes off on a holiday with her dear old defacto hubby (the lawyer ex judge and her ''partner in crime'') and leaves DISASTERS like this behind her - and from what I have found out recently apparently she is ''famous'' for this here in Recoleta - or perhaps more correctly I should say ''infamous''...

It is going to be my absolute pleasure (shortly - once I have my money back in my pocket) to name and shame here (and anywhere else I can) both her and her husband - not just for the ''revenge factor'' (yes, I admit there is a bit of that there lol) but to be totally honest, I would NOT wish this experience on my worst enemy so if posting this here and elsewhere saves someone else from ending up at the mercy of this utterly unscrupulous and dishonourable pair I will feel that I have really done a ''community service'' for the expat community here in Buenos Aires...

(Sorry if this has been a bit of a rant and a rave - but as I said, if it ends up saving someone else from going through what we are going through now it will have been worth it :)

Please name names. Sounds a lot like the bitch who screwed me over 2 years ago AND the agent said they never would work with her again BUT they did......
 
Cruizes - tomorrow I'll have the deposit in my hands - I promise I shall do so... And yes, I won't be giving the keys back if I don't get the deposit - and now the new tenants are here if they DON'T give me the money it could get really interesting indeed :) lol
